Dahej as growing Residential market:

Dahej was a major port in ancient times providing trade linkage between western India & southern India/middle east. Over a period of time, it went into oblivion due to geographical / topographical & sea-bathymetric changes. Visualized by the Govt. of Gujarat, it is quickly transforming into a major industrial hub & on its way to become India’s Sanghai. This vision is endorsed by the growth in the region over last 10 years.

The development at Dahej was pioneered by GACL with the company embarking upon expansion plans beyond its complex at Baroda. The company established its first unit at Dahej in the year 1995 & never looked back as it consistently remained in growth mode by forward & backward integration & diversification. There was a major boost to the industrial development at Dahej with IPCL (now Reliance) setting up their mega petrochemical complex spread over a large area. It is now one of the flagship companies of Reliance Industries Ltd. is on its way to further accelerated growth.

As Dahej is strategically located along the coastal area, industrial giant – Aditya Birla Group visualized high growth potential here. Thus, it came up with India’s one of the world’s largest plants for copper products under the banner of Indo-gulf Fertilizers. The company has almost doubled its capacity recently. The company set up the first jetty in Dahej which was known to have world’s second difficult place to set up jetty due to very high tidal currents. Now, Dahej has 5 functioning jetties loading and unloading millions of tons of goods.

Dahej has around 170 companies in its GIDC, major of which are Reliance, ONGC group, Torrent Group, Pidilite Industries Ltd., Sun Pharmaceutical Industries Ltd, Godrej & Boyce Mfg. Co. Ltd, Gujarat State Fertilizer Corporation and many such PSUs, MNCs and big manufacturing giants.

Nearest city to Dahej is Bharuch which is also at 45 Kilometer distance where major Residential concentration and availability of such housing is there. Hence current major problem faced by these industries is accommodation of their work force and also transport expense that they have to spend due to unavailability or lack of sufficient habitable housing facilities around this GIDC.

Company’s Proposed Business Plans:

  • Company’s land banks are in distance of 1 Kilometer from Dahej GIDC making it very much suitable for above companies to use for Residential accommodation of their work force or visitors. Hence Company plans to build 70 Residential Row houses of 1100 to 1150 sq ft. carpet area of Ground +1 facility, _________part of its land in Survey Number 400 of Kadodara, Dahej.
  • Company expects completion of 30 Residential Row Houses by March 2024 and further completion of remaining 40 Row houses by March 2025.
  • Company also has approval for Commercial project in sub survey number 2312, 2313,2314,2315 of Main Survey Number 400 in Kadodara, Dahej. Hence company plans to construct 84 Service Apartment units of 400 Sq ft of super built up area by March 2026.
  • Also in Year 2027-28, Company plans to expand and build more 60 Rowhouses of 1100-1150 Square ft of Ground+1 facility in its land of Survey number-417.
